Flat Roof Repair, Coating & Replacement

Flat and low-slope roofs are everywhere in LA — on modern homes, hillside builds, additions, garages and multifamily buildings. They need different materials and details than sloped roofs, and we specialize in getting them right.

Flat roof warning signs

  • Water ponding for more than a couple of days after rain
  • Blisters, bubbles or cracks in the surface
  • Open or lifting seams
  • Clogged or undersized drains and scuppers
  • Leaks at parapet walls and penetrations

Systems we install and repair

Modified bitumen (including torch-down and self-adhered cap sheets), TPO single-ply membranes, and elastomeric and silicone roof coatings. For re-roofs we specify reflective, cool-roof-rated products where California’s energy code requires them.

Drainage is everything

Most flat roof failures trace back to water that doesn’t leave the roof. We look at slope, crickets, drains and scuppers as part of every repair and replacement, and correct them where needed.

Flat Roof Repair & Replacement FAQ

Can a flat roof be coated instead of replaced?

Often, yes — if the existing roof is dry and structurally sound, a coating can extend its life at a lower cost. We test for trapped moisture before recommending it.

What is a cool roof?

A roof surface rated to reflect more sunlight and release more heat than a standard roof, which reduces heat gain. California’s Title 24 energy code requires cool roofs for many low-slope re-roofs.
